Owner update · Published 2025-12-15
Dear owners, partners, and staff —
Thank you for an outstanding 2025. As we approach the holidays, we expect strong demand for short-term stays across Toronto and the GTA, including visitors combining business and leisure travel.
Below is a concise update on how we are positioning calendars and pricing for 2026, and how our local team stays available when you need us.
Opening up early for 2026
For 2026 we are shifting how far ahead guests can book. Calendars will open on December 1, 2025 for stays beginning March 1, 2026 and later. That window helps us prioritize longer, premium stays — including 21+ night reservations where they fit your property — while we prepare for elevated demand around major events, including the FIFA World Cup.
Across the portfolio we rely on advanced pricing software so nightly rates respond to real-time demand instead of static seasonal tables alone.
- We balance demand for events, holidays, and weekends using dynamic pricing and minimum-stay rules tailored to each listing.
- Demand signals trigger alerts tied to weather shifts, festivals, conferences, and other high-impact dates in Toronto.
- Luxury and premium positioning stays competitive through rate bands that reflect current market depth, not last year’s averages alone.
- Neighborhood-level benchmarks help us keep your listing aligned with comparable supply without racing to the bottom.

Upcoming strategy and HSG outreach
From January 7 through much of the spring, many units will emphasize monthly stays where that strategy preserves owner flexibility and aligns with regulatory “nights” planning ahead of stronger summer demand.
Winter is also when we schedule deeper cleaning and preventative maintenance so units show at their best when peak weeks return.

Our Toronto team is available 365 days a year, typically 8 a.m. to 11 p.m., for booking, calendar, and guest-experience questions.
